How this calculator works & current 100% LTV lenders

Income assessment. Skipton and April apply a loan-to-income cap of 4.49× gross income; Hanley and Melton use manual affordability.

Rent-based caps. Skipton and Hanley cap the new payment against your current rent – up to 150% (Skipton) or 133% (Hanley) of what you pay now.

Monthly payments. Calculated with the standard capital-and-interest annuity formula at each lender's rate over your chosen term.

  • Skipton Building Society – 5.69% (5-year fix). Zero fees. Track Record mortgage for renters with 12 months' history. Max loan £600,000.
  • Hanley Economic – 7.23% (5-year fix). Zero fees. Rent-to-Own, manual underwriting. Max loan £350,000. Minimum income £25,000.
  • Melton Building Society – 5.99% (5-year fix). £199 fee offset by £199 cashback. No rental history needed. Max loan £500,000.
  • April Mortgages – 6.90% / 6.99% (10 or 15-year fix). £1,190 fees. Ultra-long fixes with automatic rate reduction. Max loan £600,000.
